Providing Real Estate Legal Services For Over 40 Years

Experienced Commercial Real Estate And Foreclosures Attorney

A commercial foreclosure is, simply put, a foreclosure proceeding against a piece of real property utilized for commercial purposes. If you are involved in a commercial foreclosure action as a lender, an owner, a tenant or a prospective buyer, you need an experienced Colorado commercial foreclosures attorney on your side.

My name is Jay Pansing, and I have practiced real estate law for more than 40 years. I understand the complexities surrounding commercial foreclosures. These cases quickly become complicated when competing lease terms and the state’s foreclosure laws intersect. For example, a lender may have the right to accept or reject existing leases when the lender forecloses on the property. If you hire me, I will work diligently toward a favorable resolution that protects your rights and interests.

If you have questions about commercial foreclosure, call my firm, James E. Pansing, P.C., at 720-496-4740 or contact me online. With offices in Denver and Silverthorne, I represent clients across the state of Colorado.

Advising Clients On Receivership Issues

When a lender forecloses on a commercial property, one question to be decided is whether it will be necessary or desirable to have a receiver appointed for the property. As an experienced Denver commercial foreclosures lawyer, I work with accountants and other experts to determine the economic feasibility of having a receiver appointed. I can also investigate and research potential receivers to find one with experience needed to handle a commercial receivership.

A receiver can be useful for many reasons, including controlling cash flow and collecting rents. If a receiver is not needed in your particular situation, I have experience collecting rents pursuant to assignment of rents provisions in commercial leases.

Individualized Service

Just as every business is different, so, too, is every commercial foreclosure. I approach each case with an open mind, knowing that the next foreclosure will raise different issues than the last. I am a creative problem-solver, and I will actively explore all the legal options that may be available to you. I communicate openly with my clients and remain accessible to answer any questions that arise at any time during the process.
